The advert states 
"Recent rebuild, top and bottom end, new turbo and £1250"!!
That does seem cheap; why is he selling it so quickly after the rebuild? I know you will have asked him/her for paperwork for the rebuild but that may be well worth checking carefully.
Looks good value though
